Top Stay Co-Living | Service Agreement
Welcome to Top Stay. This document constitutes a binding agreement between Top Stay (the Service Provider) and the Resident. By booking a stay, paying a token amount, or residing at our property at 201 Kpr Sunrise Square, Bangalore, you agree to abide by the terms outlined below.

Rent & Payment Terms
- Rent Due Date: Monthly rent must be paid in full on or before the 5th of every month.
- Inclusions: The rent covers accommodation, housekeeping, WiFi, and maintenance of common areas. Electricity charges are billed separately based on sub-meter readings or a fixed slab, as per your specific package.
- Mode of Payment: We accept payments via UPI, Bank Transfer (IMPS/NEFT), or the Top Stay Resident Portal. Cash payments are generally discouraged for audit purposes.

Late Payment Penalty: A late fee of ₹100 per day will be applicable for rent payments made after the 5th of the month. Non-payment beyond the 10th may lead to restricted access to services.

Security Deposit & Lock-In
- Deposit Requirement: A refundable security deposit (equivalent to 1 or 2 months' rent, as per agreement) must be paid before move-in.
- Lock-in Period: The standard lock-in period is 3 months (unless specified otherwise). Vacating before this period will result in forfeiture of the security deposit.
- Refund Process: Refunds are processed via bank transfer within 15-30 working days after vacating. No cash refunds will be issued.

Maintenance & Property Care
- Right of Entry: Top Stay management and housekeeping staff reserve the right to enter the room for cleaning, maintenance, or inspection purposes, typically between 10:00 AM and 6:00 PM.
- Damage Liability: Residents are responsible for the furniture and appliances in their room. Any damage beyond normal wear and tear (e.g., broken screens, stained mattresses, wall damage) will be recovered from the security deposit.
- Prohibited Modifications: Residents cannot drill nails, paint walls, or modify the electrical wiring without prior written permission.

Termination of Stay
- Notice Period: Residents must provide a mandatory 30-day notice via email to info@topstay.in before vacating. Verbal notice is not accepted.

Immediate Termination: Top Stay reserves the right to terminate this agreement immediately (without notice) in cases of:
- Possession of illegal substances/drugs.
- Harassment or violence towards other residents or staff.
- Non-payment of rent for more than 15 days.

Zero Tolerance Policy: Sexual harassment, theft, or physical altercation will lead to immediate eviction and reporting to local law enforcement authorities.

Liability & Theft
While Top Stay provides CCTV surveillance in common areas and 24/7 security, residents are responsible for their own valuables (laptops, jewelry, cash). Top Stay management is not liable for any theft, loss, or damage to personal belongings kept inside the rooms.
